Step-by-step method
1. Every gas appliance
Boiler, gas hob, gas fire, cooker. Each gets a visual, combustion and safety-device check.
2. Flueing and ventilation
Flue routing, condition, and adequate air supply. Blocked flue = biggest CO risk.
3. Pipework tightness test
Manometer test — pressure hold for 2 minutes to detect any gas leak on the installation.
4. Emergency control valve
Meter shut-off tested. Must be accessible and operable.
5. CP12 issue
Digital or paper certificate. Landlord must give tenant a copy within 28 days.
